Joe is looking to buy a horse farm. He doesn't care if the property he eventually buys is vacant or improved. If vacant, his plan for the property is to build a residence for himself, a barn, indoor riding arena, several turnouts, a guest house and caretaker's house. He lives in New York City, and wants the property to be within a 4 hour drive. He also has a substantial capital gain this year that he would like to offset, and has been reading up on donating conservation easements.
To make this work, he does not want to spend more than $3,000,000 for the property, and the conservation play has to yield him at least $400,000 in charitable gift value.
