Our Process
We apply traditional planning and valuation principles to every assignment. The meticulous process ensures that nothing is overlooked. It also nurtures a reliable and credible asset planning approach, and supports a mobile skill set that can be taken into any market. Earth Asset, headquartered in historic Woodstock, VT, is happy to travel anywhere to work with its clients.
No assignment is too big or small, nor too simple or complex. We employ the same approach to understanding the property's physical characteristics, legally allowable uses, and market dynamics for every project. In general, we undertake the following steps:
- Site Inspection - Personal inspection of the entire property, including structures;
- Research - Extensive research, including review of local, state and federal land use laws, deeds, and permits;
- Land Planning - Land planning is informed by personal inspections of the property, as well as the production of Geographic Information Services (GIS) plans, which show many useful features of the property such as boundaries, topography, waterbodies, wildlife habitat, roads, and ortho-photography;
- Market Research - Comprehensive review of all appropriate market areas, whether local, regional or national;
- Collaboration - Collaboration with other professionals on the team, if any, is an on-going process to ensure information vital to our planning and valuation conclusions is in-hand;
- Application Of Appraisal Technique(s) - Once the above information is compiled, reviewed, and analyzed, we apply the appropriate appraisal technique(s) to determine the property's value. Typically, we are solving for the 'market' value, but can provide an opinion of other types of value, such as 'investment' value.
