Analyzing the property in the relative comparable market is the first step. Undertaking due diligence, and applying the same planning and valuation principles outlined in our planning section is the next step. In essence, we examine the property to determine its most valuable use and associated market value. That value is informed by historical market data, and the property's physically and legally permissible uses. With the baseline market value in hand, we can then address more specific questions or concerns the client may have.
It is typical for clients to have already identified a property, or several properties, that they are interested in buying before engaging us. Other times, clients request that we help them find available properties and then analyze them per their investment parameters.
